Where are the top UK property investment hotspots for 2021?

According to recent headlines, the UK may be set for a surge of interest in property by overseas investors. Experts claim that Middle Eastern property investors could flock to the UK post-Brexit, while law firm DLA Piper recently conducted a survey whose results named the UK as the top global property investment hotspot.

Of course, property investment yields will depend on a number of factors – including, among others, location. So where are the top UK property investment hotspots for 2021? Here are three of the places various experts are tipping for growth. 

 

London

London-based residential estate agent, Portico, believes that London’s outer boroughs are the ones to watch, as people working from home look for larger properties. Top of their list are Barking and Dagenham with increased yields in the last year as well as plans for tens of thousands of new homes. Close behind are Sutton and Merton, which have plenty in common: increased yields, good transport links to central London, and plenty of leafy green spaces. 

 

Manchester

Estate agent Jones Lang LaSalle has forecast that Manchester will be the area of the UK with the highest growth in sales price and rental price over the next five years, predicting 17.1% and 16.5% growth respectively. While Manchester has long been an investment hotspot, real estate consultancy Avison Young believes that the city’s strong buy-to-let sector will continue to flourish in 2021, “driven by rapid population growth, business investment and strong retention of university talent”. 

 

Bootle

This Merseyside town often appears in property investment hotspot lists, and this year is no different. Property developer StripeHomes places Bootle at the top of its list of UK areas that have affordable investment property opportunities alongside the potential for a regeneration price uplift. The Destination Bootle project to regenerate the area has had a vast amount of investment, and with CBRE research revealing that properties near regeneration zones attract a 3.6% higher annual price growth than others in the wider LEA, it’s no wonder that Bootle is tipped as a property investment hotspot for 2021.
